Lease terms

A minimum 12-month lease is required for this property. Tenants are responsible for all utilities, including electricity, water, gas, trash, and internet services, as well as promptly reporting any leaks, maintenance concerns, or damages to the owner. Residents must also comply with all HOA guidelines, including parking regulations, trash can placement, exterior upkeep expectations, and noise policies. The owner will cover all HOA fees, provide lawn care services and pest control. This is a non-smoking home, and smoking is not permitted indoors. No pets are preferred; however, dogs may be considered on a case-by-case basis with owner approval. Cats and other animals are not permitted. To preserve the condition of the property, no interior or exterior modifications may be made to the home. Applicants will be required to provide proof of income, complete a background check, and submit rental history verification. Late fees will apply when applicable. Preferred qualifications include a household income of approximately 2.5 times the monthly rent and a credit score of 630 or higher, though all applications will be reviewed based on overall qualifications.
