Terms at 10404 Willow Leaf Dr

1. Term The initial term of this Lease is one (1) year, beginning on [Start Date] and ending on [End Date]. Upon expiration of the initial term, the Lease will automatically convert to a month-to-month tenancy unless the parties sign a new written lease renewal or extension. 2. Rent and Payment Tenant shall pay monthly rent in the amount of $2,350, due on or before the 1st day of each month. Rent shall be paid via electronic transfer using ACH, Zelle, or Zillow payment services (or another electronic method approved in writing by Landlord). Rent is considered paid when received and successfully processed. 3. Security Deposit Tenant shall pay a security deposit of $2,350 upon execution of this Lease. The security deposit will be held by Landlord to cover unpaid rent, unpaid utilities that are Tenant's responsibility, and damages beyond normal wear and tear. Within forty-five (45) days after termination of the tenancy, delivery of possession, and Tenant's demand for return of the deposit, Landlord will either (a) return the remaining deposit, or (b) provide a written, itemized statement of deductions and return any remaining balance. 4. Use of Premises and Occupancy The premises shall be used solely for residential purposes by Tenant and Tenant's immediate family members listed on the application/lease. Tenant shall not sublease, assign, or transfer this Lease without Landlord's prior written consent. 5. Maintenance and Repairs Tenant shall keep the premises clean, sanitary, and in good order, and shall promptly notify Landlord of any condition requiring repair or maintenance. Landlord is responsible for major repairs and structural maintenance not caused by Tenant, occupants, or guests. Tenant is responsible for damages caused by Tenant, occupants, or guests, and for ordinary upkeep such as replacing light bulbs, air filters, and maintaining reasonable cleanliness. 6. Utilities The following utilities are included in rent: trash, water, and sewage, subject to the limitations below. Water and sewage are included up to 6,000 gallons per [month / billing cycle]. Tenant is responsible for all usage exceeding 6,000 gallons at the rate charged by the utility provider. Landlord will provide documentation of excess usage and the billed rate upon request. Any excess-usage amount is due within [10] days of notice. 7. Pets Pets are not allowed on the premises. Any unauthorized pet constitutes a lease violation and will incur a $500 pet fee, in addition to any cleaning, pest treatment, or damage costs. This clause does not apply to legally required assistance animals (service animals or support animals) as provided by applicable fair housing laws. 8. Smoking Smoking is not permitted inside the home or inside the garage. Smoking is permitted outdoors only, provided Tenant properly disposes of smoking materials and does not create litter, odors, or damage. 9. Termination and Nonrenewal After the Lease converts to month-to-month, Tenant must provide sixty (60) days written notice of intent to terminate. Landlord may terminate the month-to-month tenancy by providing written notice as required by Mississippi law (at least thirty (30) days). Move-out (Lease termination effective date) shall not occur in December or January. 10. Default If Tenant breaches any term of this Lease, Landlord may provide any required notices and pursue remedies available under applicable law, including termination of the Lease, recovery of unpaid rent, damages, fees, and possession of the premises. 11. Governing Law This Lease shall be governed by and construed in accordance with the laws of the State of Mississippi. 12. Background Check A background check will be completed for each applicant. Approval is subject to satisfactory screening results consistent with applicable law.
