Lease terms

Move-In Costs First month's rent and the full security deposit are due at lease signing (or before possession of the property). Security Deposit Security deposit required. Refundable in accordance with applicable state law, less any lawful deductions for damages, unpaid rent, or other lease violations. Smoking Policy No smoking or vaping of any kind is permitted inside the home, garage, or anywhere on the property. Pets Maximum of two (2) pets. Pet deposit: $500 per pet. Pets are subject to landlord approval. Tenant is responsible for any pet-related damage beyond normal wear and tear. Service animals and other legally protected assistance animals are accommodated in accordance with applicable law. Income & Qualification Requirements Gross household income must be at least three (3) times the monthly rent. Minimum credit score of 680 preferred. Verifiable income, employment, and positive rental history are required. Background, credit, and eviction screening will be completed for all applicants. Occupancy Occupancy is limited to approved tenants listed on the lease. Maintenance Tenant is responsible for replacing HVAC filters, maintaining the yard (unless otherwise agreed), and promptly reporting maintenance issues. Rent Payments Rent is due on the first day of each month. Late fees apply as permitted by applicable law and the lease agreement.
