Lease terms

One year lease. First, last & deposit required upon move-in. Landlord mows lawn but tenant waters front landscaping 2x week during growing season. Tenant responsible for checking smoke detector batteries every 6 months. Tenant sets up utilities through CPWS (Electric, Water, Sewer, Refuse) & Atmos Gas. AT&T high speed internet is installed & available at this property. HVAC filter must be changed every 60 days. Owner will provide filters. Four person maximum occupancy. Background/credit check required for each adult applicant. Every adult living on property must be listed on lease. Anyone visiting property for more than two weeks MUST be registered with landlord. No smoking inside house. This property is NOT fenced, so a small, well-trained dog MAY be acceptable, however, for insurance purposes no dogs larger than 25 lbs can live here unless it is a certified service dog.
