Lease terms

* 12-month lease preferred. * No smoking or vaping inside the home. * Tenant is responsible for all utilities, including electricity, water, sewer, septic, and garbage. * Garbage service is not included. Tenant may arrange for garbage service or haul trash independently. * Internet, cable, satellite TV, and other optional services are the tenant's responsibility. * The shop/building on the property is not included in the rental and is not available for tenant use. * All vehicles must be parked in the driveway. No parking on the lawn. RVs, boats, trailers, and commercial vehicles require prior landlord approval. * Lawn and landscape maintenance are the tenant's responsibility. The property must be kept clean and well maintained. * Pets are negotiable and considered on a case-by-case basis. Please include the type, breed, age, weight, and number of pets when inquiring. Approved pets may require an additional deposit and/or monthly pet rent. * Maximum occupancy is based on local and state regulations. * No subleasing or short-term rentals (including Airbnb or similar services). * No alterations or modifications to the property without prior written approval from the landlord. * Quiet enjoyment of the property is expected. Please be respectful of neighbors and avoid excessive noise. * Rent is due on the agreed-upon date each month. Late fees will apply as outlined in the lease. * Renter's insurance is required before move-in and must be maintained throughout the lease term. * All applicants 18 years of age or older must complete a rental application and will be subject to income verification, credit screening, background screening, and rental history verification. * Security deposit is required prior to move-in.
