Lease terms

Owner pays for water and garbage utilities ONLY. All other utilities fees including gas/electric are the sole responsibility of the tenant. Additionally, this home is a green energy home with an active solar discount, tenants are responsible for monitoring their own usage to avoid tru-up fees by PGE. 12 month lease only. First months rent and $1500 security deposit. Ideally no pets, but owner reserves the right to make exceptions if needed. No smoking indoors, outdoor smoking only. 2 guaranteed parking stalls and plenty of street parking. Swamp cooler conditioning and one window AC provided with unit. Tenant must add coolers or window Air conditioning as needed. No Central AC. Tenant qualifiers- (although landlord reserves the right to contract with anyone)- must have proof of income (last 3 paystubs), must be able to sustain housing cost with income, and provide employment references and no eviction history.
