Lease terms

Lease Terms and Tenant Responsibilities Lease Term: The minimum lease term is twelve (12) months. Tenant agrees to remain responsible for all obligations under the lease for the full 12-month term, subject to any applicable laws or provisions of the lease regarding early termination. No Smoking: Smoking, vaping, or use of tobacco or similar products is strictly prohibited inside the house, garage, and all enclosed areas of the property. Tenant is responsible for any damage, cleaning, deodorizing, or other costs resulting from smoking or vaping in prohibited areas. Utilities and Services: Tenant is responsible for establishing and maintaining accounts and paying all charges associated with the following utilities and services for the duration of the tenancy: Water Electricity Natural gas Garbage/trash service Internet Landscaping/lawn maintenance Tenant agrees to keep all required utilities and services active throughout the lease term and to pay all charges when due. Landscaping: Tenant is responsible for maintaining the landscaping and lawn in a reasonable and well-maintained condition throughout the lease term, including routine mowing, trimming, watering, weeding, and other ordinary landscaping maintenance. HOA Rules and Violations: Tenant agrees to comply with all applicable homeowners association (HOA) rules, regulations, and restrictions provided to Tenant. Tenant is responsible for any fines, penalties, fees, or other charges assessed against the property by the HOA as a result of Tenant's actions, omissions, or failure to comply with HOA requirements. Tenant is also responsible for promptly correcting any violation caused by Tenant or Tenant's guests. Property Care: Tenant agrees to maintain the property in a clean, sanitary, and reasonably well-maintained condition and to promptly notify Landlord of any damage, maintenance issue, or condition requiring attention. Compliance With Laws: All lease terms and Tenant responsibilities are subject to applicable federal, state, and local laws and regulations. If any provision of this section conflicts with applicable law, the applicable law will control.
