Criminal History Applications with violent crimes, drug-related offenses, or sex offenses will be denied. Other criminal history will be evaluated on a case-by-case basis. Any felony is grounds for denial. Violent, drug, or sex offense misdemeanors within the last 5 years are grounds for denial. 6. Employment History Stable employment history is required, with a preferred minimum of 6 months at the current job. Refer to the income section for further details. 7. Pets Small Pets are allowed on a case-by-case basis with a refundable deposit of $300. No pet rent is charged. Breed and size restrictions may apply. 8. Smoking Smoking is not allowed inside the house. 9. Application Fee All applications must be submitted through Zillow. 10. Security Deposit A refundable security deposit equal to one month's rent is required at lease signing. Additional deposits may be required based on credit score and pet policy. 11. Lease Term 12 or 24 Month Residential Rental agreement available. 12. Community Rules Renters must abide by HOA community rules and guidelines. 13.
