1. Utilities & Services Tenant Responsibilities: The Tenant is responsible for all costs associated with electricity, gas, water, and lawn care for the Property. These services must remain active and in the Tenant's name for the entire lease term. Owner Responsibilities: The Owner shall be responsible for payment of the Homeowners Association (HOA) fees and trash pickup services provided to the Property. 2. Quartz Countertop Care & Damage The Property contains quartz countertops, which require proper care and maintenance. The Tenant agrees to use the countertops in a reasonable manner and to avoid actions that may cause damage, including but not limited to: placing hot items directly on the surface, using harsh or abrasive chemicals, cutting directly on the countertop, allowing standing water or heavy impact. Any damage, staining, cracking, chipping, or burn marks to the quartz countertops beyond normal wear and tear shall be the full financial responsibility of the Tenant. The Tenant agrees to reimburse the Owner for all repair or replacement costs associated with such damage. 3. Washer & Dryer Use A washer and dryer are currently present at the Property. The Tenant may use these appliances at their discretion under the following conditions: The washer and dryer are provided as a courtesy only. The Owner does not guarantee, warrant, or provide repair, maintenance, or replacement for the washer or dryer if they malfunction or stop working. If the Tenant does not wish to use the washer and/or dryer, the Owner will arrange to remove and haul away the appliances at no cost to the Tenant. If the Tenant chooses to use the appliances, they do so at their own risk, and the Owner shall have no obligation to repair or replace them.
