Recent bankruptcies, unresolved derogatory accounts, or incomplete/inaccurate information may affect approval. Guarantors, if accepted, must have standalone income of at least 4 times the monthly rent and a minimum credit score of 750. Security deposit must be paid within 24 hours of approval to hold the property. Lease must be signed within 24 hours after issuance. No pets allowed. All applicants must complete pet/animal screening through PetScreening. Tenant is responsible for all utilities. Tenant is responsible for all yard maintenance and lawn care. Refrigerator, washer, and dryer may be provided as a convenience only. Landlord is not required to repair or replace them. Tenant must carry renters' liability insurance of no less than $150,000, or any higher amount required for the property. No smoking, illegal drugs, trampolines, or water beds are allowed on the property. HOA amenity access card fee: $20.
