Rental Criteria & Tenant Requirements A separate completed Texas REALTORS Lease Application is required for every applicant age 18 or older. Each applicant must provide a valid government-issued photo ID and Social Security number. Applicants must provide the three most recent pay stubs and any other requested income documentation. Stable, verifiable employment and income are required. Rental history and landlord verification are required. Minimum income requirement is 3 times the monthly rent. Household income should be approximately 3 times the monthly rent after considering certain existing housing and auto obligations. Minimum credit score: 660. No past evictions or eviction filings within the last 5 years. No housing vouchers accepted. No open rental collections. No criminal convictions, subject to applicable law. Recent bankruptcies, unresolved derogatory accounts, or incomplete/inaccurate information may affect approval. Guarantors, if accepted, must have standalone income of at least 4 times the monthly rent and a minimum credit score of 750. Security deposit must be paid within 24 hours of approval to hold the property. Lease must be signed within 24 hours after issuance. No pets allowed. All applicants must complete pet/animal screening through PetScreening. Tenant is responsible for all utilities. Tenant is responsible for all yard maintenance and lawn care. Refrigerator, washer, and dryer may be provided as a convenience only. Landlord is not required to repair or replace them. Tenant must carry renters' liability insurance of no less than $150,000, or any higher amount required for the property. No smoking, illegal drugs, trampolines, or water beds are allowed on the property. HOA amenity access card fee: $20.
