Lease terms

A lease will be provided for all rentals - of any term length. For leases of one year or longer tenant will pay monthly rent of $12,500 plus all utilities (electricity, gas, water, sewer, garbage, TV, phone, internet, lawn maintenance and snow removal). Landlord will pay property taxes. At lease signing tenant will pay first months rent, last months rent as security deposit, and separate refundable damage security deposit of $12,500. Shorter term rentals less than one year but at least three months will be considered at a higher monthly rent and a damage deposit to be negotiated (including negotiation on utilities payments). No pets preferred, but subject to negotiation of extra charges. Sublets only with owner's consent. No smoking, vaping, marijuana (even if legal) or consumption of illegal controlled substances permitted. Tenants must comply with all Massachusetts and Revere health and safety rules, regulations and ordinances.. Landlord will maintain one locked closet and one locked room on premises for storage of landlord's possessions. Landlord may maintain one or two car exterior parking spaces in driveway adjacent to shed. Inquiries by tenant's agents and brokers welcomed. Tenant should expect significant seasonal variation in utility costs, also dependent on tenant usage - however tenant may expect monthly costs approximately $1200 to $1800 for electricity, gas, water & sewer, internet and TV combined. The lease may stipulate that tenant pays utilities directly, or reimburses landlord on a monthly basis, or stipulate a fixed sum included in the monthly rent payment.
