Lease terms

Lease duration: 12-month lease preferred; shorter terms may be considered on request. Smoking: No smoking allowed anywhere on the property, indoors or outdoors. Parking: Two-car garage included. Additional vehicles may park in the driveway; street parking subject to HOA/community guidelines. Pets: No pets allowed. Utilities: Tenant is responsible for all utilities (electric, gas, water, trash). Owner covers water softener filter changes. Owner handles HOA dues and compliance. Tenant maintenance responsibilities: Tenant is responsible for lawn care and landscaping, maintained at minimum every 2 weeks during spring and summer (March October) and at minimum once monthly during winter (November February). Tenant is also responsible for keeping the property clean and free of pest attractants. Tenant must report any maintenance issues (plumbing, electrical, appliance malfunctions, roof/structural concerns) to Owner promptly. Owner is responsible for major repairs, structural maintenance, and HOA-related matters. Owner is also responsible for replacing HVAC filters monthly, replacing light bulbs and smoke detector batteries. Other terms: First month's rent and security deposit due at signing. No smoking. No subletting without written Owner approval.
