Lease terms

Monthly rent due by 5th of each month in current month to remain in current active status. Late fee applied beginning 6th day of each month. Bank check required, Venmo or Zelle. Insufficient funds for check payment incurs additional $85.00 fee. 1 month deposit in advance before move in and 1 month security deposit which is not applied to the last months rent this is applied to after move out and returned within 40 days post move out based on cleaning condition, condition of home, appliances, yard, outstanding utility bills, this is not an inclusive list. Lock smith fees required if locked out of home for any reason at time of service. Yard maintained at all time with well maintained grass, weed eating, trash cans placed at proper time and removed for pick up service, junk/out of service vehicles of any type never allowed in yard at any time for any reason. No pets of any type allowed in the home, yard, pens, etc. at any time. No dog sitting, training, etc. NO subleasing for any reason, any time frame, etc. Notice to landlord immediately for any repairs, noises, issues within the home to prevent severe damage or displacement for tenant due to repairs. Tenant required to replace batteries in smoke detector annually and filters for HVAC monthly at tenants expense. Move out cleaning required and paid for by tenant. Expected, average move out cleaning fee approximately $445.00 at tenants expense. Clean list provided at move in/out for tenant to have during term of lease.
