Lease terms

Last month's rent is due at signing. Owner pays for utilities, HOA's, and house cleaning two times a month. No smoking inside the home. Rent payment will be due on the first of the month via Zelle. There is one garage for parking. One pass to park in the parking lot. And street parking in front of the home. Upstairs tenant will be on the premises. He is a professional with an in person job Monday through Friday. He has been here for over two years. He will be part of the interview process. On a sidenote, I am currently residing in the residence. I am not in a rush to move, but I am looking to do it between now and December. I am the second homeowner of this place and I have been living here for over five years and I absolutely adore it. My next phase is to move out into the RV. I purchased and live in it while I fix it up here in Orange County. My current tenant is male, very professional, extremely courteous, and very tentative to this home. He keeps to himself, but is incredibly helpful and kind. I can have everything in the downstairs completely cleared out, but if there's anything you want to stay it can. The washing machine is a dual washer dryer and is brand new. The refrigerator is also brand new. All of the appliances work it has central AC and heating. The House cleaners that come here have been working for me for over 20 years now. They are very trustable.
