Lease terms

Occupancy & Lease - 12-month lease; residential use only - Occupancy limited to approved tenant(s) - No subleasing, Airbnb, VRBO, or other short-term rentals Pets & Smoking - No pets or animals - No smoking or vaping anywhere inside, on porches, or shared outdoor areas Rent & Payment - $1,200/month, due the 1st, paid by Cash, Check, ACH/direct deposit or Venmo - Late fee if unpaid by the 5th (10%, up to $120) Utilities - Tenant pays: electricity, water/sewer (Jackson Energy Authority), trash (Waste Management), internet/phone - Landlord provides: lawn care/landscaping (front & back) - No natural gas at the property Parking - No parking on grass/lawn vehicles may be towed - Operable passenger vehicles/pickups only no RVs, boats, trailers, or commercial vehicles - No vehicle repairs on the grounds Conduct & Care - Quiet hours 10 PM 6 AM daily; no nuisance/disturbances - Keep unit clean, safe, sanitary; report repairs promptly - No alterations, painting, or drilling/nails/screws without written consent - No candles or flammable items; no cooking/BBQ on porches or within 15 ft of the building - No exterior signs, and nothing hung from windows/porches - 24-hour notice before landlord entry (except emergencies)
