Lease terms

Lease Term: This lease shall commence on agreed start date and continue on a yearly basis. The lease will automatically renew unless either party provides written notice of termination at least 60 days prior to the renewal date. 1. Rent and Deposit Monthly rent: $4,200 Security deposit: $4,200 (equivalent to one month rent) Rent is due on the 1st of each month and shall be paid via Zelle. 2. Use of Premises and Subleasing The property shall be used for residential purposes only. Subleasing is strictly prohibited without the Landlord's written consent. 3. Utilities and Maintenance Landlord Responsibilities: Trash and city service bills. Tenant Responsibilities: Electric and gas bills. Tenant must maintain the premises in a clean and habitable condition. 4. Smoking Policy Smoking is strictly prohibited anywhere on the property. 5. Pet Policy Pets are allowed, limited to a maximum of two small dogs or cats. Tenant is responsible for any damages caused by pets. 6. Early Termination and Notice Either party may terminate the lease with at least 60 days' written notice before the lease renewal date. If the tenant chooses to terminate early, they are responsible for rent payments until a new tenant is secured or the lease term ends, whichever occurs first. 8. Additional Terms Any modifications to this agreement must be made in writing and signed by both parties.
