Lease terms

Monthly Rent: $2,400 Security Deposit: $2,400 (due at lease signing) Lease Term: Minimum 12 months Application Fee: Screening fee applies for each applicant 18 years or older Utilities: Tenant is responsible for electricity, water, sewer, trash, internet/cable, and lawn care. Renter's Insurance: Required prior to move-in. Smoking: No smoking or vaping inside the home. Pets: Considered on a case-by-case basis with landlord approval. Pet fees/deposit may apply. Occupancy: Maximum of 8 occupants. All occupants 18 years and older must be listed on the lease and complete the application process. Tenant Qualifications: Gross monthly household income must be at least 3x the monthly rent. Background, credit, eviction, employment, and rental history verification required. Move-In Requirements: First month's rent, security deposit, signed lease, proof of renter's insurance, and utilities transferred into the tenant's name before key handover. Parking: Garage and driveway parking available. Street parking must comply with local and HOA regulations, if applicable. HOA: Tenants must comply with all HOA community rules and regulations. No Subleasing or Short-Term Rentals: Airbnb, VRBO, and similar rentals are prohibited. Maintenance: Tenants are responsible for replacing HVAC filters regularly, keeping the property clean, promptly reporting maintenance issues, and maintaining the lawn and landscaping.
