Lease terms

12-month lease preferred. Tenant is responsible for all utilities, including electricity, natural gas, water, sewer, trash, internet, and cable. Tenant is also responsible for routine lawn care and landscaping, including mowing, watering, fertilizing, weed control, and seasonal upkeep to maintain the property in excellent condition. Landlord is responsible for major landscaping and irrigation system repairs. Rent is due on the 1st of each month. Security deposit and first month's rent are due before move-in. Renters insurance with liability coverage is required for the duration of the lease. No smoking or vaping of any kind is permitted inside the home or garage. Pets may be considered on a case-by-case basis with owner approval, applicable pet fees, and compliance with the lease. Applicants must successfully complete a background check, credit screening, income verification, and rental history verification. The home must be kept clean and well maintained, and tenants are expected to promptly report any maintenance issues. Military families are welcome.
