RENTAL LEASE TERMS & REQUIREMENTS Monthly Rent: $2,950.00 per month Lease Term: Minimum 12-month lease preferred Longer-term lease options may be considered Move-In Requirements: First month's rent due at signing Security deposit equal to one month's rent All tenants 18+ must complete application and screening Utilities & Services (Tenant Responsibility): Electric service Water/sewer service Internet and cable Lawn maintenance Pest control after move-in Landlord Provided: Weekly pool cleaning and maintenance service included Major structural, plumbing, electrical, and HVAC repairs (unless caused by tenant misuse) Renters Insurance: Tenant is required to maintain renters insurance throughout the lease term Minimum recommended liability coverage: $100,000 Proof of insurance required prior to move-in Pets: Pets are allowed with landlord approval No pet deposit required Tenant is fully responsible for any pet-related damage Pets must not cause nuisance or damage to property or neighbors Smoking: No smoking or vaping allowed inside the home Property Care & Maintenance: Tenant must maintain property in clean and sanitary condition HVAC filters must be replaced monthly Tenant responsible for minor repairs under $100 (e.g., light bulbs, batteries, minor clogs due to tenant use) No alterations, painting, or structural changes without written consent Tenant must promptly report maintenance issues Parking & Use: Driveway and garage parking only No commercial vehicles, RVs, boats, or trailers No subleasing, Airbnb, or short-term rentals permitted Pool & Outdoor Areas: Pool use is at tenant's risk; children must be supervised at all times Tenant must maintain proper water levels between weekly service visits Tenant responsible for damages caused by misuse or negligence Rental Qualifications: Verifiable income of at least 3x monthly rent preferred Credit, background, and rental history will be reviewed No prior evictions preferred Late Fees: Rent due on the 1st of each month Grace period of 5 days Late fee applies after grace period (in accordance with Florida law) Additional Terms: Tenant agrees to maintain reasonable care of all appliances and fixtures Property must be returned in similar condition at lease end, normal wear and tear excepted Availability: Expected availability in approximately 2 3 months, pending completion of current home purchase and move-out schedule
