Winter Rental Lease Terms & House Rules The following terms and conditions are incorporated into this Winter Rental Lease Agreement and are binding upon all tenants and occupants. 1. Occupancy The premises shall be occupied solely by the individuals listed on the lease. No subletting, assignment, or unauthorized occupants are permitted without the Landlord's prior written approval. 2. Residential Use Only The property shall be used exclusively as a private residence. Commercial activities, parties, weddings, receptions, or other events are strictly prohibited. 3. Maximum Occupancy The maximum number of occupants permitted at the property shall not exceed the number stated in this lease. Exceeding the maximum occupancy constitutes a material breach of the lease. 4. No Smoking or Vaping Smoking, vaping, or the use of electronic cigarettes, cigars, pipes, marijuana, or any other smoking products is strictly prohibited anywhere inside the home, on decks, porches, balconies, garage, or anywhere on the property. Any evidence of smoking or vaping may result in additional cleaning, deodorization, or damage charges. 5. No Pets Pets of any kind are prohibited on the property at any time unless expressly authorized in writing by the Landlord. Unauthorized pets shall constitute a violation of the lease and may result in immediate termination of the tenancy and additional cleaning or damage charges. 6. Quiet Enjoyment Tenant agrees to respect neighboring properties. Excessive noise, loud music, disturbances, or nuisance behavior is prohibited, particularly between the hours of 11:00 p.m. and 8:00 a.m. 7. Parking Vehicles shall be parked only in designated parking areas. Parking on lawns, landscaped areas, or blocking neighboring driveways or public rights-of-way is prohibited. 8. Property Condition Tenant agrees to maintain the property in a clean, sanitary, and orderly condition throughout the tenancy. Upon termination of the lease, the property shall be returned in substantially the same condition as received, excluding normal wear and tear. 9. Damages Tenant is financially responsible for any damage caused by Tenant or Tenant's guests beyond ordinary wear and tear. Repairs, replacement costs, and additional cleaning may be deducted from the security deposit or billed directly to the Tenant. 10. Maintenance Tenant shall promptly notify the Landlord of any maintenance issues, damage, water leaks, appliance malfunctions, or safety concerns. Tenant shall not make repairs, alterations, or improvements without written consent. 11. Furnishings All furnishings, decor, kitchen items, linens, and household contents shall remain inside the property unless specifically intended for outdoor use. Missing or damaged items may be charged to the Tenant. 12. Utilities Utilities shall be used responsibly. Tenant shall not intentionally waste electricity or water. Space heaters, portable air conditioners, or other high-energy appliances not provided by the Landlord are prohibited unless approved in writing. 13. Grills and Fire Safety No open flames, fire pits, fireworks, candles, or charcoal grills are permitted unless specifically provided by the Landlord and used according to all safety instructions. 14. Illegal Activity Illegal activity of any kind is strictly prohibited on the premises and shall constitute grounds for immediate termination of the lease. 15. Lockouts Tenant is responsible for all costs associated with lockouts, lost keys, or replacement of keys or electronic access devices. 16. Beach Equipment If beach equipment, bicycles, carts, or recreational equipment are provided, Tenant assumes all responsibility for their use. The Landlord makes no warranties regarding their condition and is not liable for injuries resulting from their use. 17. Storms and Power Outages The Landlord shall not be responsible for interruptions in utility services, internet service, cable service, weather events, beach erosion, flooding, mandatory evacuations, or circumstances beyond the Landlord's control. 18. Trash Tenant shall dispose of all trash in designated containers and comply with local trash collection schedules. Trash shall not be left outside unsecured due to wildlife and wind. 19. Security Deposit The security deposit may be applied toward unpaid rent, excessive cleaning, damages beyond normal wear and tear, missing items, unauthorized pets, smoking violations, or other lease violations as permitted by law. 20. Move-Out At the end of the lease term, Tenant shall: * Remove all personal belongings. * Leave the property in a reasonably clean condition. * Wash dishes and remove food from the refrigerator. * Dispose of all trash. * Return all keys, garage remotes, and access devices. * Lock all windows and doors. 21. Right of Entry Landlord or authorized representatives may enter the property upon reasonable notice for inspections, maintenance, repairs, showings, or emergencies, as permitted by applicable law. 22. Liability Tenant assumes responsibility for the actions of all occupants and guests. Landlord shall not be liable for loss of personal property, theft, accidents, injuries, or damages occurring on the premises except as required by law. 23. Default Violation of any provision of this lease or these House Rules may constitute a default under the lease and may result in termination of tenancy, forfeiture of applicable deposits, and any remedies available under state law. 24. Compliance with Laws Tenant agrees to comply with all applicable federal, state, county, municipal, homeowners' association, and community rules and regulations during the tenancy.
