Subletting Subletting, assignment, or short-term rental of the property is not permitted without the owner's prior written consent. Utilities Owner pays for water, trash, and high-speed internet. Tenant is responsible for gas and electric service and must establish accounts directly with the utility providers prior to occupancy. Pet Policy One pet is permitted with owner approval. A refundable pet deposit of $250 will be collected in accordance with Colorado law. Tenant is responsible for all pet-related damage, cleaning, odor remediation, waste removal, and repair costs resulting from the animal. Pets must comply with all applicable local licensing, vaccination, leash, and animal-control requirements. Any animal with a documented history of aggressive behavior, bites, or dangerous dog designation may be denied or removed as permitted by law. Assistance animals, including service animals and emotional support animals, will be accommodated as required by applicable federal and Colorado fair housing laws. Renter's Insurance Requirement Tenant shall maintain renter's insurance throughout the lease term. Policy must include personal liability coverage. If a dog is kept on the property, the renter's insurance policy must provide liability coverage for dog-related injuries and incidents. Proof of renter's insurance shall be provided prior to move-in and upon request during the lease term.
