Lease terms

12 month minimum lease. Deposit equal to 1 month's rent plus First month's rent to move in. Deposit is FULLY Refundable provided there is no significant damage, the home is left clean and in good condition, and all the terms of the lease have been fulfilled. Owner pays water & city utilities. Renter pays gas, electric & internet. Includes All kitchen appliances (fridge, dishwasher, microwave, oven/range, disposal). Up to 2 animals allowed, including Cats and small dogs up to 25 pounds with $500 pet deposit per animal. Pet deposits are Fully Refundable if there is no damage caused by pets. Includes all kitchen appliances (Fridge, microwave, oven, dishwasher, disposal) and maintenance of these appliances. Washer/dryer hookups available. No Smoking/Vaping Owner will replace furnace filter and water softener salt monthly and access to the garage is required for this maintenance. Tenant will replace light bulbs and alarm batteries as needed. Owner to maintain landscaping. Owner to hire snow removal in driving areas as needed. Tenant responsible to remove snow on their own driveway, private walkways and steps. Any water leaks or plumbing problems are to be reported immediately to the property manager. No structural or mechanical changes are allowed. Do not paint any room without written permission from owner. No wall anchors allowed, unless necessary to prevent tall furniture from falling. Any holes or damage to walls must be repaired and painted prior to moving out.
