No Unapproved Overnight Guests: Define a strict limit (e.g., "Guests cannot stay more than 3 consecutive nights, or 7 nights total in a calendar year"). This prevents a tenant's partner from secretly moving in. No Smoking or Vaping: Ban all smoking (tobacco and cannabis) inside the room, on balconies, and in common areas to protect your property from permanent odor and fire hazards. No Subleasing or Airbnb Hosting: Explicitly state that the tenant cannot rent out the master bedroom, closet space, or parking spot to anyone else. No Unapproved Pets: Ban all animals, or specify the exact pet allowed (size, weight, breed). State that bringing an unapproved animal into the home is an immediate breach of contract. No Illegal Activities: Specify that any drug manufacturing, illegal drug use, or criminal activity on the premises results in immediate termination of the lease. No Commercial Business Operations: Ban businesses that bring heavy foot traffic, clients, or inventory storage into your home (e.g., daycare, retail storage, or in-person clients). No Structural Alterations: Prohibit major changes to the room without written permission. This includes painting walls, changing locks, drilling large holes, or removing fixtures. Roommate-Specific "House Rules" to Include Quiet Hours: Define specific times 10:00 PM to 7:00 AM where loud music, television, or phone calls are strictly prohibited. Shared Space Cleanliness: Require immediate cleaning of common areas (kitchen, living room) after use. Neglecting hygiene or causing a pest infestation should be listed as a lease violation. Utility Misuse: Ban high-energy appliances in the bedroom (such as portable air conditioners, space heaters, or crypto-mining rigs) unless they pay an extra fee, as these will skyrocket your electricity bill. Reasonable utility consumption. If the bill increases more than a 1/3 of the total electricity or water bill the rest will be included in the monthly bill and tenants responsibility. If any conflict or disagreement's arise and the living situation does not works the landlord has a right to give 30 days notice.
