Lease terms

Lease Term: 12-month lease. Shorter-term furnished rentals ("Travel Nurse Special") available upon request inquire for details. Utilities: Owner covers water, sewer, trash, and recycling. Tenant responsible for electric (separate meters per unit). No gas service needed. Pets: Pets welcome with prior owner approval. Requires $250 refundable pet deposit and $50/month pet rent per pet. Smoking: No smoking of any kind permitted anywhere on the property, including inside units, porches, and common areas. Parking: Off-street parking available for each unit. Unit A parking is shared with the neighboring property on a first-come, first-served basis. Unit B has dedicated off-street parking. Street parking is also available on the curb. Lawn & Pest Control: Owner handles all lawn care (bi-weekly mowing and trimming) and quarterly pest control treatments. Maintenance: Owner responsible for light bulb and air filter replacements. Tenant responsible for replacing smoke detector batteries as needed. Rent Due Date: Rent is due on the 2nd of each month. Late payments will incur a flat fee of 5% of monthly rent. Guests: Visitors may not stay more than 14 consecutive days without being added to the lease. Tenants are responsible for the conduct of their guests. Security Deposit: One month's rent, held pursuant to NCGS 42-51 to secure faithful performance of all lease terms.
