Lease term: 12 months (standard; flexible for qualified tenants month-to-month possible after initial term). Rent: $2,650 per month, due on the 1st. Security deposit: Equal to one month's rent ($2,750; refundable, subject to deductions for damage beyond normal wear and tear). Keys: No keys issued until all utilities are transferred into tenant's name with proof provided. Pet policy: Up to 2 dogs allowed (no weight restrictions). No cats allowed. Refundable pet deposit: $500 (for potential pet-related damage). Non-refundable pet rent: $5 per month total (added to base rent; covers up to the maximum 2 pets; no additional per-pet charge). No monthly pet rent if no pets. Service animals and emotional support animals (ESAs) for tenants with disabilities are exempt from pet fees, pet rent, deposits, and restrictions per the Fair Housing Act (proper documentation required for verification). Renters insurance: Required. Tenant must obtain and maintain a renters insurance policy with at least $100,000 in liability coverage. Proof of policy (with landlord named as additional interested party) required before move-in and annually thereafter. Other policies: Tenants must fully comply with all HOA rules, CCRs (Covenants, Conditions & Restrictions), and community guidelines. No smoking or vaping allowed inside the home, on the property, or in any outdoor areas (including patio and yard), per HOA guidelines. This is a strict non-smoking property. If smoking or vaping is detected (including odors, residue, ash, cigarette butts, or other evidence), fines start at $500 per occurrence, plus any additional cleaning, deodorizing, or repair costs (deducted from the security deposit). No growing, cultivating, or processing of marijuana or any illegal substances on the property. If discovered, tenant will be charged $100 per day until the grow operation is fully removed by a professional landscaping/remediation company (at tenant's expense). All related damages, cleanup, and remediation costs will also be charged to the tenant and deducted from the security deposit. No illegal activities. Quiet hours observed. Tenant must maintain yard (including fruit trees) and report issues promptly. Move-in checklist provided. Last month's rent not required upfront. Full lease agreement will be provided for review and approval to qualified applicants who pass screening. Screening Minimum 2x income-to-rent ratio Minimum credit score 650 Criminal and eviction history reviewed per Washington law Reusable tenant screening report: We do not accept comprehensive reusable tenant screening reports. All applicants must complete our approved screening process. Prior to obtaining any information about a prospective tenant, we notify applicants in writing of the types of information accessed, criteria that may result in denial, consumer reporting agency details (if applicable), and our policy on reusable reports.
