Utilities Included All utilities are covered in the monthly rent electric, gas, water, and 1 Gig high-speed WiFi. Tenants pay nothing additional for utilities. Move-In Costs First month's rent: $5,200 Refundable security deposit: $4,500 Cleaning fee: $250 (one-time, due at move-in) Pet deposit: $500 (if applicable) Pet fee: $150/month (if applicable) Total move-in: $9,250 (without pet) Application Requirements Background check required Credit score minimum: 650+ Income-to-rent ratio: 3x ($13,500/month gross) Employment or enrollment verification required No prior evictions Occupancy Maximum occupancy: 4 persons. All occupants must be listed on the lease. Guest Policy Overnight guests permitted up to 3 consecutive nights. Extended stays must be pre-approved in writing by host. Pets Pets considered on a case-by-case basis. $500 refundable pet deposit and $150/month pet fee apply. Maximum 2 pets, 50 lbs or under. Parking Attached 2-car garage included. Additional on-site parking available. Smoking Policy This is a strictly non-smoking property. No smoking of any kind permitted inside the home or garage. Violation will result in forfeiture of security deposit. Early Termination 30-day written notice required prior to vacating. Early termination without proper notice may result in forfeiture of security deposit. Renewing Tenants wishing to extend their stay are encouraged to notify the host at least 30 days before lease end date to secure their spot.
