Gross monthly household income must be at least 2.5 times the monthly rent. Income must be verifiable. 3. Credit and rental history will be reviewed, including prior evictions, collections, and payment history. 4. All references provided, including rental, employment, and personal references, may be contacted. 5. Open bankruptcies may be considered as part of the overall application review. Rental Terms: * Monthly Rent: $2,800 * Application Fee: $50 per applicant (non-refundable) * Security Deposit: $2,500 * Administrative Fee: $250 (non-refundable) * Pet Fee: $150 (negotiable) * Smoking is not permitted anywhere inside the home. * Tenant is responsible for electricity and natural gas through Avista Utilities. * Landlord pays water, sewer, and garbage. * Reusable tenant screening reports will not be accepted.
