Lease terms

All applicants are required to complete a background, credit, and rental history screening as part of the application process. Lease Duration: 12-month lease required Rent & Fees: -Security deposit equal to one month's rent -First month's rent due at signing -Late fees will apply for overdue payments (outlined in lease) Utilities: -Tenant is responsible for all utilities unless otherwise specified. Smoking Policy: No smoking is permitted inside the home. If there is evidence of smoking (including odor), a $500 remediation fee will be charged. Maintenance & Care: -Tenants are expected to maintain the home in clean, good condition -Basic upkeep (lawn care, snow removal, general cleanliness) is tenant responsibility -Landlord will provide and replace the HVAC air filter once per month -Any damages beyond normal wear and tear will be the tenant's responsibility Cleanliness Clause: The home must be kept in a consistently clean and sanitary condition. Excessive dirt, trash buildup, odors, or neglect may result in required professional cleaning at the tenant's expense.
