Lease terms

Rent & Payments: Rent is due on the first of every month. First month's rent, last month's rent, and a security deposit are required before moving in, once the application is approved. Lease terms shall be for a period of: 1 Year Utilities: Tenants are responsible for all utilities, including water, gas, electric, trash, and internet. Occupancy: The unit is to be occupied only by the tenants who have signed the agreement. Maintenance & Appliances: Tenants are responsible for keeping the unit clean and reporting maintenance issues promptly. Tenants are also responsible for the care and repair of major appliances provided in the unit, including the fridge, washer, dryer, and oven. Landlord will handle major repairs and structural maintenance. Pets & Smoking: No pets are allowed. No smoking anywhere in the property. Any evidence of smoking, including odor, burns, or smoke damage, will result in forfeiture of the security deposit. Renter's Insurance: Tenants are required to obtain renter's insurance. Lease Termination: The lease may be terminated by either party with 60 days written notice. Early termination by the tenant may result in forfeiture of the security deposit, unless otherwise agreed upon.
