Lease terms

Renter pays all utilities. No felons allowed, and other criminal convictions may be considered. Maximum 4 occupants. No large dogs allowed unless service dogs. Renter needs to earn at least $3000 per month before taxes, including child support or other support in the income. Renter should request work or extension before rent is late. No use of recreational drugs or other illegal activities. No running a home-based business unless it is online. No noisy parties during the night. No smoking inside. Only dogs under 30 lbs. allowed with $150 pet deposit, but exceptions could be considered based on the animal's age, sex, and breed. Maximum 2 dogs which must be walked 2x daily. The apartment and your porch must be kept clean. No smoking inside or in front of another tenant's window or door. Each tenant gets two assigned parking spaces but additional spaces belonging to tenants with one car may be available. Any adult who moves in must complete an application providing identification. TENANTS WITH GOOD REPUTATIONS AND WORK SKILLS MAY BE ALLOWED TO WORK OFF LATE RENT.
