Lease terms

Monthly rent price for 1 year rental terms is $2000 per month. Contact me to learn rates for shorter terms. Tenants are responsible for all utilities - gas, electric, and water. Absolutely NO smoking in the home of any kind. Any evidence of smoking in the home will cause you to forfeit the entirety of your security deposit. Up to 3 pets are allowed with a $250 nonrefundable fee. Only those listed on the lease, and their children, may live in the home. Renters insurance is required. There is an ADP security system installed in the home, however the service is not included in the rental price. There is one shed and another structure in the backyard that are not accessible to the tenant. These will have locks, and should not be accessed by the tenant. There is one shed that IS accessible to the tenant. There is a private driveway that can fit 3 cars. Security deposit (for 1 year lease term) is equal to one months rent - $2000, and is due, along with first months rent, and pet fee (if applicable) upon signing the lease. Lease duration terms are available for 1 year and 6 months. Subleasing is not permitted. Tenant is responsible for keeping the home clean, for changing out the air filters every three months if tenant does NOT have any pets. If tenant does have pets, air filter is to be changed every month. It is the tenant's responsibility to keep the dryer vent cleaned and maintained. It is the tenant's responsibility to empty the central vacuum waste container every week so it does not overfill and back up the system. It is the tenants responsibility to change out any lightbulbs in the existing light fixtures. Yard maintenance is also the responsibility of the tenant.
