Lease terms

The home is offered for $2,999 per month with a minimum 12-month lease. A $150 monthly pool service fee is required in addition to the monthly rent, as the owner provides professional weekly pool maintenance. A security deposit equal to one to one and one-half months' rent will be required based on the applicant's credit profile and overall qualifications. All applicants 18 years of age or older are subject to an application fee as well as income verification, credit, background, and rental history screening. Applicants should generally demonstrate a household income of at least three times the monthly rent. Pets may be considered on a case-by-case basis. Approved pets are subject to applicable pet fees and monthly pet rent. Verified service animals are exempt from pet fees and pet rent in accordance with applicable law. Smoking and vaping are not permitted inside the home. Tenants are responsible for all utilities unless otherwise specified, as well as routine landscape maintenance unless otherwise agreed in writing. Proof of renters insurance is required prior to move-in and must be maintained for the duration of the lease. The home is available for occupancy upon approval of the rental application, execution of the lease agreement, and payment of all required move-in funds via certified funds only.
