Lease terms

Tenant pays all utilities based on actual usage, including electricity, water, sewer, garbage, internet/cable, and any other services. No smoking or vaping inside the home, garage, entry areas, or on rooftop/deck. No pets; assistance animals accepted in accordance with fair housing laws. Renter's insurance required before move-in. Parking included. No subleasing, short-term rentals, Airbnb/VRBO, or assignment without prior written approval. Tenant must maintain the property in a clean, sanitary, and safe condition; properly use all appliances, plumbing, electrical, heating/cooling, and fixtures; and report maintenance issues, leaks, water intrusion, appliance problems, pests, mold/mildew, smoke/CO detector issues, or safety concerns immediately. First month's rent and refundable security deposit equal to one month's rent due at lease signing/move-in, subject to Seattle rental regulations. Applications accepted through Zillow. Applicants must review screening criteria before applying. Applications will be reviewed in the order complete applications are received, consistent with Seattle First-in-Time requirements. Minimum credit score 700. Household must have verifiable gross monthly income of at least 3x the tenant-paid portion of monthly rent. All lawful and verifiable sources of income will be considered.
