Application Requirements: Applications must be completed for each adult 18 and older and must be signed. Each application must be accompanied by a $45.5), Colorado Revised Statutes for those 18 years old and over. Applicants will not be processed until application is completed, income verification has been received, and fees are paid or PTSR provided. Once a completed application is in, it is subject to processing. To qualify the household may email a verifiable income equal to or greater than 2 times the monthly rent. The applicant must make an online payment or deliver a certified check or money order equal or greater to the amount of the monthly rent as the Hold Fee and will be credited towards the Security Deposit upon Lease Start Date. If the Hold Fee is not received within 24 hours, the next qualified applicant will be offered the property. The Hold Fee will not be refunded if the applicant is approved and does not sign the lease or does sign and does not move into the property. Ads and showings for a property will continue until the completed application, application fee(s) and the "hold fee" have been collected. The Security Deposit is not considered rent, nor does it apply towards the rent at the first or the last month of the lease. Unless specified otherwise where pets are allowed, Pet Deposits are $300 per pet for attached properties (apartments, condos, townhome) per pet for single-family homes and must be collected prior to move-in.
