Pets considered with prior approval based on size, breed, and temperament. Additional deposit and/or monthly pet fee may apply. Tenant responsible for routine yard maintenance, including landscaping care, garden upkeep, weed control, and proper pet waste removal. Washer/dryer included. Tesla EV charger available in garage. Property is rented as-is. While features such as the solar system, EV charger, and gas BBQ are provided, only essential systems (heating, plumbing, and electrical) are guaranteed. Owner will make reasonable efforts to maintain additional features but does not guarantee uptime. Tenant agrees to maintain the property in clean and good condition and to promptly report any issues. Tenant is responsible for any damage caused by negligence, misuse, or occupants/guests, including plumbing clogs, fixture damage, wall/door damage, and any resulting repairs. Tenant shall not shut off, transfer, or interrupt utility services without proper coordination. Tenant is responsible for any damage, service calls, or emergency repairs resulting from utility interruption or failure to maintain active services. A detailed move-in inspection and written condition report will be completed and signed prior to occupancy. Subleasing, short-term rentals, or allowing additional occupants not listed on the lease is strictly prohibited without prior written consent from Owner. Any unauthorized occupants or subleasing will be considered a material breach of the lease. Owner reserves the right to conduct periodic inspections with proper notice. Tenant is responsible for all damages and costs resulting from misuse, negligence, or lease violations, including professional services (e.g., plumbing, repairs, and emergency services). Tenant agrees to be responsible for all costs associated with enforcement of the lease, including reasonable attorney fees, court costs, and collection expenses incurred by Owner, as permitted by Utah law. Renter's insurance with minimum liability coverage is required prior to move-in.
