To secure a unit, the first month's rent, cleaning fee, and security deposit are due upfront. Security deposits equal one month's rent (capped at $8,000) and are refundable following a satisfactory move-out inspection. Utilities and Supplies: Monthly rent includes utilities, pest control, and sewage, with a $100 per bedroom monthly utility allowance. Tenants are responsible for any overages. A starter supply of essentials, such as toilet paper, paper towels, and dish soap, is provided at move-in; ongoing replenishment is the tenant's responsibility. Pets: Pet-friendly homes allow up to two dogs with a $500 non-refundable fee per dog. Other pets may be considered on a case-by-case basis. In non-pet homes, pets may be allowed with prior approval.
