Lease terms

Basic Lease Terms & Tenant Responsibilities 1. Utilities Tenant is responsible for paying all utility expenses associated with the property during the lease term, including but not limited to: Electricity Natural gas Water and sewer Any other utility services used at the property Tenant must place all required utility accounts in their name and maintain active service throughout the entire lease period. 2. Lawn Care & Property Maintenance Tenant is responsible for maintaining the lawn and exterior grounds of the property. This includes: Regular mowing and edging of the lawn Keeping the yard clean and free of debris Basic landscaping upkeep Maintaining the property's exterior appearance in accordance with HOA requirements, if applicable 3. Renters Insurance Requirement Tenant is required to obtain and maintain renters insurance throughout the lease term. Proof of active renters insurance must be provided to the landlord before move-in and upon request during the lease period. 4. Property Care Tenant agrees to keep the property clean, safe, and in good condition and is responsible for any damage caused by tenant negligence, misuse, or failure to properly maintain the property. 5. Lease Term The lease term will begin on the agreed move-in date and continue for the duration specified in the signed lease agreement. Any renewal or extension must be agreed upon in writing by both landlord and tenant. 6. Compliance Tenant agrees to comply with all applicable laws, HOA rules (if applicable), and community regulations during the lease term.
