Dishes, trash, and personal belongings should not be left in shared areas overnight. Excessive mess or failure to clean up after oneself may be considered a breach of this agreement. Tenant agrees not to engage in any illegal activity on the premises. Any illegal conduct, including drug use, theft, or harassment, will result in immediate termination of this lease. Removal of Landlord's Property: If anyone removes any property belonging to the Landlord without the express written consent of the Landlord, this will constitute abandonment and surrender of the premises by the Tenant and termination by them of this Rental Agreement. Landlord may also take further legal action. Notification of Serious Building Problems: Tenant agrees to notify Landlord immediately if roof leaks, water spots appear on the ceiling, or at the first sign of termite activity. Tenant also agrees to notify the Landlord immediately upon discovering any signs of serious building problems such as foundation cracks, a tilting porch, a crack in plaster, buckling drywall or siding, a spongy floor, or a leaky water heater. By signing this agreement, Tenant affirms that they have truthfully completed a background and credit check and provided accurate personal information. Any falsified information is grounds for termination.

The bedroom is furnished but I can remove the furniture if necessary. The environment is quiet, clean, and relaxed ideal for someone who values a respectful and peaceful living space. The bathroom is shared with the current tenant, who is a 22-year-old female graduate student. 15 minutes to JU 15 minutes to UNF/Town Center 15 minutes to Hannah Park/Mayport 20 minutes to San Marco and downtown area
