Lease terms

Lease Description: Rent is $1,750/month and due on the 15th of each month. A security deposit equal to one month's rent is required. A late fee of 10% applies to any payment made after the 20th. Tenant is responsible for all utilities, including water, electric, gas, and internet. Lawn care and general upkeep of the property are also the tenant's responsibility. Minimum lease term is 12 months. After the initial term, the lease converts to month-to-month with a 30-day notice requirement. No smoking allowed inside the property. No pets permitted without prior written approval. Applicants must meet screening criteria including: * Minimum gross monthly income of 3x rent ($5,250/month) * Stable employment * Credit and background check * Positive rental history with no prior evictions Application fee is $30 per adult. All occupants over 18 must apply.
