Below please find a list of the upcoming and available properties at River Place managed by Simply Management. htt ps ww w.prop ertymanagement -dc. c om / riverplacerentals Note that Simply Management does not manage all properties at River Place, but only a few among many. If no properties are listed below, Simply Management does not have any available apartments for rent at this time. Because River Place is a Co-op, each unit is owned and managed by different owners and managers. We provide information only on units managed by Simply Management, and about currently vacant units or units coming available in the next 30 days. Please check back on our website regularly for updated vacancies. River Place Amenities: Utilities except for cable and wifi are included! The River Place complex includes access to a fitness center and an outdoor pool for a membership fee of $25 per year, an on-site convenience store, salon, dry cleaner and barber shop. Each building has a concierge desk and common laundry room in the basement. Indoor or outdoor parking is available for rent. Pets are not allowed at River Place. The move in fee is $100, paid by the tenant. Showing/Tour Information: - We do not schedule general tours of River Place, we only tour apartments currently available in the Simply Management portfolio. - Our rentals are unfurnished, available for long term (12 month) leases - We require in person tours prior to application submission. Tours are led by Simply Management virtually, and we ask at least one person (or a trusted proxy) to attend the showing in person. Additional attendees may use the virtual option, as well. - Tour Dates: we schedule tours on Saturdays between 12pm to 3pm, in 20 minute increments. To schedule a tour, please email us: (1) the property address you're interested in; (2) your name; (3) your phone number; and (3) preferred showing day/time. - Once your showing is scheduled, you will receive a Google Calendar invitation with a link and instructions. - Commissions: our owners do not pay commissions to tenant agents. If you have a signed representation agreement, please negotiate with your agent directly. Application Criteria: - The owner is considering applicants with a 700+ credit score and/or no more than one derogatory mark in the past two years, along with 3x income as compared to the monthly rent or an income equivalent (eg, a housing subsidy). More than two derogatory items in the past two years will result in an automatic denial of the application. - Cosigners are permitted. Application Process: - PLEASE NOTE THAT OUR APPLICATIONS AND LEASES ARE BINDING: THE SECURITY DEPOSIT AND FIRST MONTH'S RENT IS DUE WITHIN 24 HOURS OF SIGNING THE LEASE, OTHERWISE THE LEASE IS NULL AND VOID. - Once you've toured the apartment, email us and we'll send an application link. - The application is online, there is a $50 nonrefundable application fee per applicant/cosigner. Credit checks are a soft inquiry. - Lease sample: all required disclosures and a sample lease are sent with the application. - Once the application is considered, we will submit the application to the owner, who will respond with a yes/no/counteroffer in three business days or less. Owners choose the most qualified applicant within three business days, the application process is not first-come-first-serve. - If your application is accepted, we will email you an acceptance email and send you the lease via Appfolio. The lease must be signed within 48 hours and the first month's rent and security deposit must be paid within 12 hours of signing the lease. If the deposit is not paid, we will cancel the lease and move onto the next qualified applicant. FAIRNESS IN HOUSING DISCLOSURE: we will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government. Please note that we do not accept applications sight unseen. Our applications and leases do not have cancellation clauses, so if you sign a lease, you assume financial responsibility for the total amount of the lease, and if you decide to move out early, tenants are required to locate a qualified replacement tenant at their own time and expense. Once a replacement tenant is located, Simply will process a new application, and the original tenant will be released of the lease liability once the replacement tenant has executed a lease assignment.
