Lease terms

- Lease Term: 12 months. Lease expires on the end date unless renewed in writing. - Rent: Rent due on the 1st of each month. - Security Deposit : One month - Occupants: Only listed occupants may reside in the home. - No smoking or vaping inside the home or garage. - Tenant is responsible for routine maintenance and proper care of the property and appliances. Tenant shall be responsible for any repairs or replacement costs resulting from misuse, negligence, or damage caused by the Tenant, occupants, or guests. Landlord is responsible for normal wear and tear and repairs not caused by Tenant. - Alterations: No painting, satellite dishes, EV chargers, smart locks, shelving, or other permanent installations without written permission. - Require renter's insurance with at least $500,000 liability coverage. - Lease Renewal / Termination: Tenant should provide at least 20 days' written notice before the end of the rental period if they do not intend to renew. - Landlord may enter the property with the notice required by Washington law for inspections, maintenance, repairs, or to show the property to prospective tenants, buyers, or service providers, including near the end of the lease term. - Prohibited Uses: - No Airbnb or other short-term rentals, No subleasing, No business operations creating excessive traffic or noise, No illegal activities. - Tenant must return the property: Professionally cleaned.
