Lease terms

Lease Terms & Rental Requirements 6-, 9-, or 12-month lease required. Month-to-month tenancy may be available by mutual agreement after completion of the initial lease term. Monthly Rent: $2,300 Security Deposit: $3,000 Utilities: Water and sewer are included in the monthly rent. Tenant is responsible for all other utilities and services, including electricity, garbage, internet, and cable. Lawn Care: Tenant is responsible for routine lawn care and yard maintenance. Pets: Pets are welcome with owner approval and are considered on a case-by-case basis. No additional pet deposit or monthly pet rent. Smoking: No smoking or vaping inside the property. Renter's Insurance: Renter's liability insurance with a minimum of $100,000 in liability coverage is required. Proof of coverage will be required prior to move-in. Income Requirement: Minimum gross household income of 2.5 times the monthly rent, or $5,750 per month. Application & Screening: There is no application fee. All applications will be reviewed based on the property's established rental criteria. Applicants selected to move forward in the rental process will first be asked to complete the landlord's rental application. Applicants selected to proceed after that will be invited to complete the required credit, criminal background, and eviction-history screening through a third-party screening provider. The screening provider charges a $49 screening fee per adult applicant, paid directly to the provider when screening is requested. All occupants 18+ must complete an application and meet the property's rental criteria and applicable Oregon requirements before moving in.
