Lease terms

1. Smoking Policy Smoking, vaping, and the use of e-cigarettes or illegal substances are strictly prohibited anywhere inside the home, including the private bedroom and all common areas. 2. Overnight Guests The Tenant may not host overnight guests for more than three (3) consecutive nights without prior notification to and approval from the Landlord. The Tenant is directly responsible for the behavior of their guests at all times. 3. Gatherings & Events To maintain a quiet and secure living environment, the Tenant may not host gatherings, parties, or groups of five (5) or more people at the property without prior notification and approval from the Landlord. 4. Respect for Family Environment The Tenant acknowledges that the property is a shared family residence and that a minor child resides on the premises on alternating weeks. The Tenant agrees to conduct themselves in a respectful, family-appropriate manner at all times, including maintaining appropriate language, volume, and conduct in all shared spaces. 5. Cleanliness of Common Areas The Tenant agrees to respect the shared spaces (kitchen, living room, bathrooms, and laundry) by cleaning up immediately after use. This includes washing dishes, wiping down countertops, and removing personal items from common areas to ensure the space is always welcoming and ready for use by others. 6. Property Damage & Liability The Tenant is financially responsible for any damages to the property, furniture, or appliances caused by the Tenant or their guests, beyond normal wear and tear. If the cost of repair or replacement exceeds the Tenant's security deposit, the Tenant agrees to pay the remaining balance in full within 15 days of receiving the repair invoice. 7. Employment Requirement The Tenant must maintain active, verifiable employment throughout the duration of the tenancy. In the event of job loss or a significant change in income, the Tenant must notify the Landlord within 72 hours to discuss the status of the lease and rent obligations. 8. Move-In Agreement Acknowledgement Prior to receiving keys and taking occupancy, the Tenant agrees to review and sign the comprehensive Roommate/Tenant Agreement, which further details day-to-day house rules and expectations. Adherence to these rules is a material condition of this lease.
