1. Term. The lease will start on __August 1, 2026 through July 31st, 2027___. Start day is negotiable. The house is ready to move in. After first year, the lease will be month-to-month. 2. Utilities. Tenant is responsible for payment of all utility and other services for the Premises. As an example, the typical utulities have been ~$100/month gas/electricity, ~$80.month water. Landlord is reponsible for the lawn service. 3. Security Deposit. Upon signing this Agreement, Tenant will pay a security deposit in the amount of $2,700.00 and first month rent $2,700 to Landlord (Total: $5,400). The security deposit will be retained by Landlord as security for Tenat's perfornane and will be return upon departure. 4. Pets. Tenant is allowed to have or keep pets at the Premises. A one-time deposit of $250 at the time of signing this agreemnt is required. The security deposit will be retained by Landlord as security for Tenat's perfornane and will be return upon departure. 5. Assignment and Subletting.
