Lease terms

* Housing: Housing Choice Vouchers (Section 8) are welcome. * Smoking Policy: No smoking or vaping of any kind is permitted inside the home, garage, or anywhere on the property. * Occupancy: Maximum occupancy shall comply with local and federal occupancy guidelines. * Pets: Pets considered on a case-by-case basis with owner approval. Pet deposit and/or monthly pet rent may apply. Breed and weight restrictions may apply. * Utilities: Tenant is responsible for all utilities unless otherwise stated. * Yard Maintenance: Tenant is responsible for maintaining the lawn, landscaping, and keeping the exterior of the property clean and free of debris throughout the lease term. * Renters Insurance: Proof of renters insurance is required prior to move-in and must be maintained throughout the lease term. * Maintenance: Tenant shall promptly report maintenance issues. Tenant is responsible for damages caused by negligence or misuse. * Alterations: No painting, remodeling, satellite dish installation, or other alterations without prior written approval from the landlord. * Parking: Parking is permitted in the driveway and designated parking areas only. No parking on the lawn. * Subletting: Subleasing or short-term rentals (including Airbnb or similar platforms) are prohibited without written landlord approval. * Move-In Requirements: First month's rent, security deposit, proof of renters insurance, and utility transfers are required before possession. * Income Requirements: Household income should generally equal at least three (3) times the monthly rent. Housing voucher applicants are welcome and will be evaluated in accordance with applicable fair housing laws. * Credit & Background Screening: All applicants are subject to credit, criminal background, rental history, and income verification.
