When we look at income and credit we do not actually use a credit score. We look at what you have an issue with. Credit can drop when you have medical bills you cant pay. It also drops if you don't pay child support. We can work with the first. But if you won't support your own children Why would i trust you enough to rent to you. This is a long way of saying we will look at the actual credit report not just the score. All utilities paid, water, sewer and electric. We expect a 30 day notice when you leave. The lease is for one year. After that first year you can renew or let it become a month by month lease. Please do not allow others to move in with you without permission. By Kansas Law anyone staying 14 days in any 12 month period is considered a tenant and must be on the lease.
