Unauthorized repairs or changes may result in charges for restoration. 10. Entry by Owner Owner may enter the property with reasonable notice for inspections, repairs, showings, or emergencies, as permitted by law. 11. Quiet Enjoyment / Nuisance Tenant shall not engage in activities that disturb neighbors or violate noise ordinances. Illegal activity is strictly prohibited. 12. Subletting & Assignment Subletting or assignment of this lease is not permitted without prior written consent from Owner. 13. Insurance Tenant is required to maintain renter's insurance. Owner is not responsible for tenant's personal property. 14. Default & Termination Failure to pay rent, repeated lease violations, or unlawful use of the property constitute default. Owner may terminate the lease according to state and local law. 15. Move Out Condition Property must be returned clean, with all keys returned. Tenant is responsible for excessive cleaning, damage beyond normal wear and tear, and trash removal. 16.
