Lease terms

Tenant is responsible for water, trash, and electric utilities. No smoking permitted. Pets are negotiable with landlord approval. Pet fees and/or additional deposits may apply. First and last month's rent are due at lease signing. No Smoking. Tenant is responsible for maintaining all smoke alarms, regular yard maintenance and upkeep, and pest control services throughout the lease term. Pet Policy: Any damage caused by pets that exceeds the pet fee or pet deposit will be the sole responsibility of the tenant. The tenant agrees to pay for any additional repairs, cleaning, or replacement costs resulting from pet-related damage to the property. Property Maintenance: Landlord will provide and replace the HVAC/AC filter on a monthly basis and may perform a brief exterior and/or general property inspection while on-site. Reasonable notice will be provided as required by law. Utilities: Tenant is responsible for paying all utility bills and services associated with the property unless otherwise agreed to in writing. Internet Service: If the tenant obtains internet or cable service, no equipment, cables, dishes, or other devices may be mounted, attached, or installed on the house, roof, siding, or any part of the structure. Any installation must utilize existing utility poles or other approved locations near the property and must not cause damage to the premises. Tenant is responsible for any costs associated with installation, removal, or repair of damage resulting from such services.
