Lease terms

Lease can begin at any time in July 2026, and would run through the end of July 2027. Provided the initial lease performance goes well. there will be an option to renew! Application process is free and can be sent out by email. Heavily emphasizes current rental/ownership history, as well as employment. We do require that applicants as a household make at least 2.5X the monthly rent in gross income. We will ask for proof of income via pay stubs or offer letters. Processing of applications usually takes about 1-2 business days. Upon application approval, an email will be sent out to the applicant(s) with a lease and ither relevant documents to review. At this point, a Security Deposit equal to one month's rent, as well as any applicable pet fees, is required to secure the unit off of the market in the applicants name. The next payment would be first month's rent due on ir before the first day of the lease. Tenants are responsible for electric, gas, and water/city services, which can range from $200-$350 For pets we require a non-refundable $350 move-in fee per pet, as well as $45/month in pet rent per pet. No puppies or kittens under a year old will be accepted.
