    Lease Terms and Conditions The lease term shall be for a period of one (1) year, with an option to renew under the same terms and conditions, subject to mutual agreement. At the time of lease execution, the Tenant shall pay the first month's rent, last month's rent, and a security deposit in full. Utilities and Services Water service shall remain in the Landlord's name in accordance with local municipal policy. The Tenant shall be responsible for payment of the monthly water bill, which will be provided by the Landlord and shall be paid in addition to the monthly rent. Lawn maintenance services will be provided by the Landlord at a cost of $100 per month, which shall be added to the Tenant's monthly rent. Electric service is not included in the rent. The Tenant shall be responsible for establishing and maintaining electric service in their name prior to occupancy. Pet Policy Small dogs are permitted, with a maximum of two (2) pets. A non-refundable pet fee of $400 per pet shall be due at the time of lease signing.
